If you step outside the guardhouse at Sans Souci Estates this summer, you will notice a clear change just a few blocks away. For decades, Sans Souci has been a quiet, private peninsula of original 1940s to 1970s waterfront homes. But just half a mile down NE 123rd and 125th Street, a genuine neighborhood corridor is taking shape.

You no longer have to cross the causeway or drive south just to enjoy a great dinner, grab specialty market ingredients, or enjoy an evening out. Here is what is happening right outside our gates this summer:


1. Jazz at MOCA Plaza

The Museum of Contemporary Art (MOCA) at 770 NE 125th Street is just six minutes from your driveway. On the last Friday of every month, MOCA hosts a free outdoor jazz concert on the plaza starting at 8:00 PM (seating starts at 7:00 PM). It is one of the best outdoor events in North Miami, and it happens right in our backyard. If you haven't brought a folding chair to the plaza yet, this summer is a great time to check it out.

2. The Local Foodie Scene

The 123rd and 125th Street corridor used to be a road you simply drove through to reach Biscayne Boulevard. Today, it offers a fantastic mix of dining and specialty food options under five minutes from the gate:

  • Edan Bistro (650 NE 125th St): Exceptional Basque tasting menus from Chef Aitor Garate Berasaluze, plus a standout weekend Spanish brunch.
  • Madame Olivia Miami (1821 NE 123rd St): Perfect for weekday espresso, fresh croissants, and classic French bistro lunches.
  • Zaika Indian Cuisine (2176 NE 123rd St): A beloved neighborhood favorite for years, serving up incredible, authentic northern Indian clay-oven tandoori and curries right on 123rd.
  • Wild Fork Foods (12301 Biscayne Blvd): A fantastic addition right at the corner of 123rd. It has quickly become the go-to spot for stocking boat coolers or hosting weekend BBQs with high-end blast-frozen steaks, Wagyu, and specialty seafood.

3. Transformational Waterfront Development

Two major projects along the corridor show incredible developer commitment to our immediate area:

Continuum 12000 at Mariners Bay (12000 N Bayshore Dr): In what is easily the most transformative play for Sans Souci, the renowned Continuum Company (the visionaries behind Continuum South Beach) acquired the 4.3-acre Mariners Bay site directly on Biscayne Bay. They are launching Continuum 12000—a luxury 20-story bayfront tower anchored by "The Mermaid Club," a massive 150,000-square-foot wellness facility, a 1.5-acre waterfront park, and a fully upgraded 20-slip deep-water marina. Having an ultra-luxury brand like Continuum invest heavily at our doorstep establishes a whole new price ceiling for local land values.

Urbania NoMi 125st (1150 NE 125th St): A 12-story mixed-use project delivering late 2026. Crucially, it includes over 11,000 square feet of ground-floor retail, which will bring even more walk-in dining and daily amenities to 125th Street.
