An intimate look at the tranquility, surprises, and hidden wonders of living along Miami’s iconic shoreline

The allure of waterfront living in Miami and its surrounding islands is unmistakable—an experience that engages all the senses and tells a story uniquely your own.

Tropical waters, infinity pools, private docks, a passing parade of sleek yachts, and breathtaking sunsets fill the imagination. Before you cast off into the world of Miami waterfront property ownership, here are my expert local tips as to the hidden wonders and potential annoyances that are specific to our vibrant, aquatic paradise.

Beyond the Horizon: Experiences Reserved for Waterfront Living

Life on the water here offers a host of other benefits that aren't immediately apparent:

  • A Vibrant Marine Ecosystem at Your Doorstep:  Biscayne Bay is a dynamic estuary teeming with marine life that varies by time of year. Early morning and late afternoon are full of life. African pompano and juvenile tarpon love my canal and nearby estuary. The large resident eagle ray is always a treat to watch as it scrapes and gorges on the mollusks off the dock pilings and seawalls. And every so often, the local saltwater crocodiles or manatees sneak up on us!

  • The Soothing Rhythm of the Tropics:  The gentle bay, warm breeze, and tropical foliage create a rare calm and complete immersion in nature. Living waterfront means that we can leave Miami’s electric and chaotic lifestyle behind. Life is marked by breezes, tides and solitude, not calendars and clocks.

  • The Magic of a Full Moon over the Bay:  From the Venetians to the Keystone Islands, and the waterfront communities along the mainland, the experience of a full moon over the bay is magical. A full moon on the dock is a time for quiet reflection, inspiration and even reducing your blood pressure.
  • A Deeper Understanding of Luxury:  Luxury is no longer material—it's privacy, time, breeze, anchoring your boat steps from your outdoor kitchen. It’s knowing your neighbors by the names of their boats, not just their cars.

Navigating the Nuances: Considerations Even Listings Overlook

The glossy brochures of Miami rarely highlight the less glamorous aspects of bayfront living. Being prepared for these can save you significant grief (and expense):

  • Pests and Algae Blooms:  At certain times of year, you'll also contend with increased mosquito populations, no-see-ums, and sometimes even larger creatures like iguanas or saltwater crocodiles. Biscayne Bay can also experience occasional algae blooms and fish kills, which can impact water quality and aesthetics.
  • Floating Trash and Sea Grass:  Depending on your specific location, tidal movement and current, some areas are more prone that others to collect floating trash, debris, illegal dumping and sea grass.
  • Boat Traffic and Noise:  While the bay offers serenity, it's also a busy waterway. Depending on your location, you might experience significant boat traffic, especially on weekends, with accompanying engine noise, music, and wake. Proximity to major inlets or the main channels can also mean more intense vessel activity and wake that impacts to your seawall and boat.
  • The "Salt Life" Tax on Everything:  The constant salt air takes a toll on cars, outdoor electronics, appliances, and even air conditioning units. Expect more frequent washing, maintenance, and potentially shorter lifespans for items exposed to the elements.
